Falcon Heights Information

what does my monthly dues pay for?

Monthly HOA dues are $230.00 per month

and include the following:


  • Monthly garbage service.
  •  Mowing, irrigation and maintenance of your front yard
  • Operations and maintenance of the security gate and exterior fencing
  • Common area maintenance and repairs
  • Common area landscaping and tree trimming
  • Replacement of your roof  (when due)
  • Painting of the facias (when due)
  • Snow Removal
  • Road maintenance
  • Business Administration
  • Common area utilities
  • Association Insurance
  • Water and Sewer Service provided by the Falcon Heights Water and Sewer District


Please contact the office for a current copy of the annual budget. Financial reports are presented at all Board meetings are available to homeowners upon request




what are my responsibilities as a homeowner?

As a homeowner, you are responsible for repairing, replacing and maintaining in good working  order:

  • Glass portions of the windows and doors.
  • Plumbing within the unit
  • Heating or air conditioning systems and ducting
  • Water heaters 
  • Fans, lighting fixtures, and outdoor lighting 
  • Fireplaces
  • Refrigerators, dishwashers, ranges and other appliances
  • Back yard (exclusive use areas) including fences, gates and landscaping.
  • Maintenance and repair of all exterior siding
  • Repairs and maintenance of your roof
  •  Dry wall and interior walls

If you have a project you would like to do to your home or back yard, please bring your plans and any contractor bids, specs or designs to the office.


Examples of Projects 

  • Replacement of windows
  • Replacement of Doors
  • Major electrical or plumbing work
  • Structural changes to the interior of the home. Exterior structural changes are not permitted
  • Replacing your backyard fence
  • Any project that would require a permit or inspection by the County.
  • Outbuildings/sheds placed  in the backyard


Cosmetic changes to the inside of your home do not need notification.

The Security Gate

 The gate automatically closes at 8 pm and opens again at 6 am. You need to have a gate card assigned to your address or a 4 digit pin to open the gate after 8 pm or before 6am. Cards and pins can both be issued at the office.


The gate is equipped with a safety feature that automatically opens the gate when emergency service vehicles approach to gate. The gate is then left open for additional emergency vehicles and will not close until it has been reset. If you observe the gate stuck open after hours, please contact the office and we will reset it.

The exclusive use area fences and gates are the homeowners responsibility to repair, maintain and replace when needed. 


Please make sure your fence is safe, structurally sound and well maintained. 


Common fences that divide backyards are the shared responsibility of both homeowners.


If a common fence needs repaired or replaced then we ask that you communicate with your neighbor regarding the work to be done and expenses to be shared.

You are permitted to have up to 4 pets per household. Any combination of dogs and/or cats.  Livestock and fowl are not permitted. 

Please keep your pet in your yard and do not allow them to run loose.

When walking your pet, please keep them on a leash and carry bags to clean up after them in the common areas. 

Please respect your neighbors and take steps to prevent excessive barking.

Per the Bylaws, homes in Falcon Heights must be occupied by the homeowner. You are not permitted to rent the home out or use your home as an investment property.


The one exception to this rule is that your are permitted to rent your home to a direct family member, but must inform the office of the situation beforehand and receive Board approval.

 Tuesday morning is garbage pickup. 


Please put your bins out Monday night and make sure they are put in your garage or behind your fence by Tuesday evening. 


Please put your bins away promptly and store them correctly.

 The front yard sprinklers are all on timers that run a different times during the night, depending on what area you live in.  The watering schedule varies, depending on the weather conditions, but is normally 3xs per week in the summer months. If you need assistance with a sprinkler head, or to report a problem please contact the office.

 Winter Parking Rules go into Effect From November 15 to March 15

No parking allowed in the street between the hours of 9:00 PM and 6:00 AM to allow for snow plowing.
